Q&A with CEO T.J. Clark on Homes & Villas by Marriott International

With the launch of Homes & Villas by Marriott International, the home rental industry has entered a new era and fully emerged as a mainstream lodging option. Marriott International’s commitment to innovate as consumer travel needs shift aligns with the vision TurnKey Vacation Rentals was founded upon: a belief that owners and guests should have consistent, high-quality vacation rental experiences in every home, every stay, every time. This is why we’re excited to be a select partner of Homes & Villas by Marriott International.

Homes & Villas by Marriott International is a home rental initiative offering 2,000 premium and luxury homes located in over 100 destinations throughout the United States, Europe, the Caribbean, and Latin America. TurnKey currently has around 1,000 of our homes in the program in over 30 locations.

As the world’s largest hotel brand, Marriott International has created a unique offering of high-end, curated homes, giving their guests more options to choose from when booking accommodations. In addition, members of the Marriott International loyalty program, Bonvoy, can now use and earn points from vacation rental stays made on their platform.

TurnKey Co-founder and CEO T.J. Clark answers some of the pressing questions about this initiative and what it means for TurnKey going forward.

Why was TurnKey included in the Homes & Villas by Marriott International?

“The vision for Homes & Villas by Marriott International was to focus on luxury and premium properties, and to offer those properties with the exceptional Marriott standards – from amenities, to design, to high levels of service – in order to provide a warm and stress-free experience for the guests. This was consistent with TurnKey’s vision since we started the company, and we are fortunate to be a select partner of Homes & Villas by Marriott International. “

In what locations are TurnKey properties available to book through Homes & Villas by Marriott International?

“Marriott International went through a careful approach to identify the markets of most interest to travelers and the largest inventory of luxury and premium homes. TurnKey homes are currently available in more than 30 destinations, including: Austin, Texas; Destin, Florida; North Lake Tahoe, California; Summit County, Colorado; and Park City, Utah.

“Over time we expect the number of rentals that they offer, and the markets in which they offer them, to grow.”

What does this partnership mean for TurnKey’s future?

“We’re thrilled to be a select partner in the launch of Homes & Villas by Marriott International. In our discussions with them, we found we shared a common vision about the need for an offering of curated luxury and premium vacation rental properties, with high-end service to match. We believe this can create a more seamless and stress-free experience for guests, and it didn’t exist in the market – until now.

“Over time, we hope to grow this relationship and learn from Marriott, which is the worldwide leader in hotel hospitality. We are excited to bring our TurnKey homes and service to millions of  Marriott Bonvoy members and beyond.”

What can TurnKey homeowners expect going forward?

“TurnKey homeowners can expect the same caliber of high-quality service they have always received from our team. Since the beginning, we’ve been committed to partnering with homeowners of luxury and premium properties, and that will not change. The only change homeowners may experience is seeing their property listed on the Homes & Villas by Marriott International website, in addition to the 50+ other listing sites we currently list on.

“Even if a home is not available through Homes & Villas by Marriott International, owners will still receive the same level of care and hospitality that Marriott International sought from TurnKey for its offering.”

How are homes selected for the program?

“Internally, Marriott International has very defined curation standards for location, size, design, comfort, and amenities for homes featured in this offering. In addition to these, one of the major criteria for consideration is that the home is managed by one of their select property management companies, including TurnKey.”

How will owners know if their home was selected for the program?

“TurnKey will reach out to our homeowners to let them know if their home was curated for the program and share additional details about the offering. As the program develops, Marriott intends to work with us in expanding the homes that are included on the platform, as well as new markets they are considering entering. Our team will work with our homeowners to make recommendations to both help their homes rent better and possibly be included in the next expansion of the platform.”

If my home is booked through Bonvoy, will I be charged a higher commission rate?

“Not at all. All commission rates will stay the same, as they do across all platform where we list our properties. We’re proud to share there will not be any additional costs for our owners. Whether a home is booked through Homes & Villas by Marriott International, TurnKey, Vrbo, or another platform, all revenue for the owner will stay the same.”
