Vacasa’s Accommodation Protection Program

Vacasa’s Accommodation Protection Program adds an addendum to the Vacasa Vacation Rental Services Agreement to provide homeowner with additional contractual protection, including up to $1 million for your home itself (such as flooring, walls, or windows) as well as damage to your furnishings and valuables up to $25,000.

How Does The Program Work?

As part of Vacasa’s management of our homeowners’ vacation homes, Vacasa provides additional optional services to the homeowner, in addition to guest offerings for their Vacasa bookings.

Vacasa assumes specified obligations and responsibilities as host during the Vacasa contracted guest rental stay, which includes responsibility to return your home to its pre-guest stay condition*, by adding up to:

  • $25,000 in Damage to Personal Contents within or at the Home during a Guest Reservation,
  • $1 million in Damage to Real Property, excluding Personal Contents, occurring during a Guest Reservation,
  • $1 million of liability for Claims arising from or relating to Bodily Injury occurring during a Guest Reservation, and
  • $15,000 per Guest Reservation for any Bed Bug Remediation, including lost revenue reimbursements.

The Accommodation Protection Program has you protected

What's protected by the Accommodation Protection Program?

  • Guest-caused property damage, including water overflow, damage due to guest accidents, negligence, kitchen fires and more.
  • Guest-caused damage to homeowner’s to-the-studs contents, including personal property, such as furniture, lamps, appliances, dishes and wares, etc.
  • Legal demands and lawsuits arising from guest injuries that occur at your rental unit during a Vacasa stay
  • Lost income and specified damage caused by bedbug infestation

What's not protected?

There is no obligation of Vacasa for any contracted homeowner for the following:

  • Normal wear and tear, such as faded paint or slightly worn carpet from walking
  • Damage due to inclement weather
  • Guest injury not resulting from host/homeowner liability
  • Damage or injury that occurs outside of the Vacasa-contracted rental period
  • Property not part of the renal unit
  • Incidents not occurring in or arising from the rental unit premises

Tiered pricing for a tailored fit

You only pay the program cost on nights booked by guests: $7 per booked night for homes with 0–2 bedrooms, and $8.54 for homes with 3+ bedrooms.

Accidents happen, but you’re protected

In most markets**, guests pay Vacasa a small damage waiver ($15-$35/night, depending on the size of the home) that covers accidental damage up to $3,000. To utilize the damage waiver, guests are subject to terms and conditions including exclusions for damage caused by smoking, pets, or criminal activity and damages that are unreported prior to check-out. This encourages guest accountability and helps us respond more quickly to accidental damage. Thankfully, Vacasa will cover up to $3,000 of damages associated with a paid damage waiver, whether or not the guest met the terms and conditions.

Vacation rental damage protection FAQ

Not all damage protection works the same way, but with Vacasa the first $3,000 for guest-caused damage to your home or personal property is covered with the Vacasa Damage Waiver program.

In addition, Vacasa will add to its service the obligation* to return your unit to its pre-guest-stay condition (subject to limitations and conditions). Vacasa will respond to guest-caused damage to your real property, certain guest injuries or property damage if it arises during a Vacasa contracted stay (subject to limitations and conditions). It's important to know that the Accommodation Protection Program is not intended to and does not replace an owner’s homeowners or other forms of insurance.

Vacasa recommends that Owners seek the advice of a licensed insurance agent who is qualified to evaluate the adequacy of coverage of the Owner's existing coverage for the Home or who can advise on procuring a new policy that provides adequate coverage for use of the Home as a vacation rental. Homeowners may need to consider liability or property coverage limits higher than can be provided by an existing insurance policy or additional coverage for risks that cannot be addressed by Vacasa’s obligations under the Accommodation Protection Program.
